Located on the East Coast of Peninsular Malaysia, this project converts an idle steel warehouse into a multi-purpose indoor sports complex. It focuses on futsal rental with extra space for basketball.
Futsal is widely popular locally for youth training, corporate games and public bookings. Renovating the existing warehouse saves construction time and structural costs.

THE CHALLENGE
1. High cost of new venue construction
Building a brand-new enclosed futsal arena in Terengganu requires heavy investment on steel structure and roof. Reusing the old warehouse can cut structural cost, but the raw concrete floor cannot directly serve as a sports surface, which needs professional sports flooring system.
2. Tropical high-temperature and humid indoor environment
The enclosed warehouse has poor air circulation. Ordinary artificial grass may suffer from aging, color fading and deformation under continuous high heat. Rubber infill will also bring odor, dust and mould risks in humid conditions, which is not suitable for commercial indoor venues with high foot traffic.
3. Multi-sport requirement and rapid construction timeline
The client planned to open for public rental within a tight schedule. The solution must support both futsal and basketball, and the installation process should be simple and fast, minimizing downtime. The finished surface needs stable performance under frequent games, sharp turns, sliding tackles and constant player movement.
4. Safety requirement for enclosed indoor court
The warehouse originally had no ball containment system. Without high-strength safety netting, footballs would fly out of the playing area, risking damage to surrounding facilities and injury to staff.
The Solution
UNIGRASS designed a complete non-infill futsal turf system tailored for this warehouse renovation project.
1. 30mm non-infill futsal artificial grass
We recommended our premium non-infill synthetic turf specially developed for indoor futsal. It removes rubber granule infill, eliminating dust, odour and mould trouble in Malaysia’s hot humid climate. The turf fibre adds UV stabilizer, resisting colour fading under long-time indoor high temperature. It delivers consistent ball roll and proper shock absorption to reduce joint injury risk during sliding and sudden direction changes, fully meeting commercial heavy-duty daily bookings.
2. Shock pad underlay
Beneath the grass, XPE shock absorption pads are laid over the original concrete slab. The underlay optimizes impact absorption, lowers player injury risk, and also hides small uneven defects of the warehouse concrete base, avoiding hard contact between players and rigid ground.
3. Pre-cut field marking lines
Instead of paint marking on site, we supplied pre-fabricated white turf lines including sidelines, centre circle, penalty arc and goal box lines. Workers cut and embed the white grass sections during laying. This method provides clearer, longer-lasting marking than painted lines and avoids peeling or fading after long-time use.
4. Full set futsal goal & safety enclosure net
We supplied heavy-duty white aluminium futsal goal frames. The aluminium structure is anti-rust and sturdy for long-term indoor use. The blue high-tensile safety netting surrounds the whole playing zone to contain flying balls and separate the sports area from the rest of warehouse space.
5. On-site technical support
Our technical team provided remote construction guidance for the local installation crew, including layout planning, turf seam connection, line embedding, goal positioning and net fixing, to guarantee the whole installation progress stays on schedule. The original warehouse steel roof, windows and high ceiling structure were fully retained, and basketball hoops were preserved to achieve dual-use of futsal and basketball.
RESULTS and OUTCOMES

By renovating the existing warehouse rather than new construction, the client cut huge expenses on building frame and roof. The finished venue can operate futsal rental and basketball activities alternately, greatly improving space utilization and revenue streams of the property.
- The turf and accessories installation was finished smoothly following the construction schedule. The venue successfully opened for public booking on time, serving local futsal lovers, school youth training and company events.
